Matthew B. Whalen
President and Chief Executive Officer
Matthew Whalen is President and Chief Executive Officer of Cord Meyer Development Company. He brings to Cord Meyer 30 years of experience in such real estate sectors as multifamily, office, industrial, hospitality and single family.
Most recently, Whalen served as Senior Vice President of Development at a major developer of rental communities, responsible for development and acquisition activity across Long Island, Westchester and Connecticut. A 1988 graduate of Princeton University, where he received a B.A. in history, Whalen looks forward to exploring development opportunities for Cord Meyer Development Company.
Chief Operating Officer
John Simone is Chief Operating Officer of Cord Meyer Development Company. He brings more than 30 years of real estate experience to Cord Meyer. Most recently, Simone served as Vice President-Development at Mattone Investors (Westbury, NY), overseeing several large re-positioning projects in Queens, Brooklyn, and Long Island.
A graduate of Bucknell University, where he received his Bachelor of Science in Engineering, Simone is an active member of numerous professional organizations, including the Commercial/Industrial Brokers Society, the Long Island Association, and the International Council of Shopping Centers.
Kevin Schmidt, CPA
Chief Financial Officer
Kevin Schmidt is Chief Financial Officer of Cord Meyer Development Company where he oversees Cord Meyer’s finance and accounting operations, while being actively engaged in the company’s financial planning.
Schmidt, who joined Cord Meyer in 1991, is a trusted advisor to the Board of Directors. He earned a BBA from Baruch College and is a member of the New York State Society of CPA’s.
Vice President Controller
Joseph Forgione is Vice President Controller at Cord Meyer Development Company. He began his career at Cord Meyer in 2005 as Finance Department & Benefits Manager. His responsibilities include analyzing and assessing leasing, operations, and development initiatives as well as budgeting payroll and benefits for an approximately 70-employee staff. In 2022, he was named Vice President Controller, a position that requires he oversee all accounting activity and prepare financial reporting for the company.
Forgione is a graduate of Loyola University Maryland, where he received a Bachelor of Arts in Communications specializing in Business and Public Relations.
Vice President Construction
Scott Fradenburg is Vice President Construction at Cord Meyer Development Company. A veteran real estate executive with more than 10 years of experience in the multi-family industry, he possesses extensive knowledge of construction management, financial operations, employee relations, and project planning and design.
At Cord Meyer, Fradenburg is charged with monitoring daily construction and evaluating project progress, contract compliance, and safety. Additional responsibilities include managing project operations, budget, and timeline and collaborating with clientele and subcontracts.
Ryan C. Tatzel
Vice President of Development
Ryan C. Tatzel is Vice President of Development at Cord Meyer Development Company. A 2009 graduate of the University of Notre Dame, Tatzel oversees real estate development opportunities at Cord Meyer from conception through stabilization.
Prior to joining Cord Meyer in 2020, Tatzel developed domestic and international patents, co-founded and eventually sold a technology company, and worked at a series of investment and property management firms. Tatzel completed his master’s at NYU’s Shack Institute of Real Estate where he received the prestigious 2019/2020 Shack Academic Excellence Award.
Vice President Leasing
Matthew G. O’Grady is Vice President Leasing at Cord Meyer. He has considerable experience overseeing urban and suburban assets; assembling and managing teams of project consultants; interacting with retailers and municipalities on ground up and redevelopment projects; and identifying investment opportunities through marketed and off-market channels.
A 2002 graduate of University at Albany, O’Grady went on to study relevant coursework in Real Estate Development & Investment at New York University. He is a licensed NYS Real Estate Broker.
Chief of Staff
Nora Nolan joined Cord Meyer Development in June of 2004. She currently serves as Chief of Staff, assisting and communicating with executives throughout the decision-making, program management, and initiative implementation stages. She also organizes procedures to ensure optimal efficiency and productivity.
Before joining Cord Meyer, Nolan was the Director of National Meetings and Programs for a major beverage company for over 20 years, responsible for sales, marketing and incentive meetings and events.
